“London’s property market is heading for a reset. Over the next five years, we’ll likely see a move away from heavily amenitised schemes, towards more curated developments that are simply more aligned with where renter demand is heading.

The days of throwing in everything from golf simulators to swimming pools are numbered, not because people don’t enjoy them, but because they no longer stack up in terms of cost, value, or sustainability.

The smart money is already shifting towards well-designed, community-led schemes that offer the essentials done well, spaces that feel liveable, social, and manageable from an operational standpoint.”

James Upton-Prowse, Founder at Upton Prowse

"Properties presented with dated furniture or left in poor condition by tenants often struggle to attract interest. Staging, whether physical or digital, plays a key role in helping buyers or tenants emotionally connect with a space.

Virtual staging using AI and digital rendering is also becoming an increasingly cost-effective alternative, allowing developers and landlords to showcase the potential of a property without the logistical expense of physical furniture."
