SELLERS ARE CUTTING PRICES ON 3,000 HOMES A DAY. YOURS DOESN’T HAVE TO BE ONE

More than 3,000 homes a day had their asking price cut in September, according to Rightmove figures shared with the BBC. That is the highest monthly total in 15 years, with a typical cut of nearly 7%, or around ÂŁ21,000 on an average home.

The homes we stage at BoxNine7 tell a very different story.

We’ve been doing this for 14 years, through busy markets and quieter ones. In that time, homes staged by BoxNine7 have gone on to achieve over £2 billion in property sales, from private homes to developer show homes and new-build stock.

With price cuts at a 15-year high, it pays to get the launch right. When buyers see a home at its best from day one, it stands out online and gets the viewings, which leaves our clients in a much stronger position to hold their price.

OUR STAGED HOMES VS THE WIDER MARKET

Rightmove found that homes needing a price cut took an average of 119 days to find a buyer. That’s four months of finance, service charges and council tax on a property that isn’t earning its keep. The homes we stage move much faster, with 87% of BoxNine7 projects sold within 8 weeks.* For the developers, landlords and homeowners we work with, a quicker sale keeps holding costs down and gives them a clear date to plan around.

Price matters just as much. Across the market, the typical reduction is now nearly 7%, or around ÂŁ21,000. At Perrymead Street, one of our home staging project, the owner went the other way and sold 20% above guide price after we staged the home within 2 weeks. On a higher-value London property, the gap between cutting the price and beating it can run into six figures.

WE ARE HERE TO HELP

We style every property for the buyers it needs to attract. Our in-house designers tailor each scheme to the target demographic, market and location, whether it is a private home, a developer show home or stock units ready for launch. That means the right buyers come through the door in the first few weeks, while the listing is still fresh.

Perrymead Street shows what that looks like. After we dressed the home, the owner had 52 viewings and an asking price offer in the first week. The property went on to sell 20% above guide.

Our home staging service is turnkey and design-led. Send us your floor plan and a few details, and we’ll return a tailored quote within 24 hours. After a site visit, your designer selects the furniture, artwork and window treatments, and our logistics team delivers and installs everything, typically within 7 to 10 working days of cleared funds. Furniture rental is available as part of the service.

WHY HOMES END UP REDUCED

Rightmove’s data shows the first few weeks decide most sales. Homes that launch right find a buyer in an average of 39 days. Once a listing goes stale and the price drops, buyers start to wonder what is wrong with it, even when nothing is. As Rightmove’s Colleen Babcock told the BBC, "In a market with so much choice, first impressions matter."

Over 14 years of staging, we’ve seen how much the launch matters. Empty rooms photograph small and cold, and buyers scrolling past dozens of listings rarely stop for them. A dressed home gives buyers a reason to book a viewing and the confidence to offer at the asking price.
